1. Who we are

2. What TitleWatch is

TitleWatch is a research service. It lists freehold titles in England and Wales registered to UK companies that Companies House records as being in administration or liquidation. It is compiled from public sources: HM Land Registry's "UK companies that own property in England and Wales" dataset and the Companies House register.

TitleWatch does not publish property addresses, broker or arrange sales, value property, or act for any buyer, seller, creditor or insolvency practitioner.

3. Your subscription

3.1 A subscription costs [PRICE] a month, billed monthly in advance through our payment provider, Stripe.

3.2 You can cancel at any time from your account. You keep access until the end of the period you've paid for. We don't refund part-months.

3.3 Your subscription is for you, or for use within your own business. You must not share your login.

4. How you may use the data

4.1 You may use the data for your own research, including deciding whether to find out more about a property.

4.2 You must not use the data for direct marketing to registered proprietors. That means you must not use it to send unsolicited letters, emails, calls or other marketing to the companies listed, their officers, or anyone at the addresses shown on registers you order.

4.3 You must not redistribute the data. You must not copy, publish, sell, license, share or otherwise make available any part of the data to anyone else, whether or not for payment, including by adding it to another database or service. This includes CSV exports.

4.4 You must not scrape, crawl or use automated means to extract data from the site.

4.5 You must comply with the terms of HM Land Registry and Companies House for any information you obtain from them directly, such as a title register.

4.6 We may suspend or end your subscription without refund if you breach this section.

5. Accuracy

5.1 The data comes from public registers and is matched automatically. It can be incomplete, out of date or wrong: a case may have ended, a property may have been sold, or a match may be incorrect.

5.2 The official title register and the Companies House filing history are the authoritative records. Check them before relying on anything shown here.

5.3 Nothing on TitleWatch is legal, financial, investment or property advice.

6. Our liability

6.1 We provide TitleWatch "as is". To the extent the law allows, we are not liable for any loss arising from your use of, or reliance on, the data.

6.2 If we are liable to you, our total liability is limited to the subscription fees you paid us in the 12 months before the claim.

6.3 Nothing in these terms limits liability that cannot be limited by law, including for death or personal injury caused by negligence, or for fraud.

7. Data sources and licences

Contains public sector information from Companies House, licensed under the Open Government Licence v3.0.

8. Changes

We may update these terms. If we make a material change, we'll email you at least 14 days before it takes effect. If you don't agree, you can cancel.

9. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction.
